Zhongshan International Golf Villa, which address is 9 Huanling Road, Xuanwu District, is located in Northeast side of Purple Mountain scenic area----a class AAAA one. The Villa is about 15km or 20 minutes by drive to downtown Nanjing, the ring highway, which is by the villa’s eastside, is connected with Shanghai-Nanjing expressway, Nanjing-Hangzhou expressway and Lukou International Airport expressway, which means extremely traffic convenience.
The entire project covers area 3,671 acres, which includes 2,400 acres of golf course and 1,200 acres of the Villas and related facilities. The fairway has excellent design and the course is well mixed with the Purple Mountain. Meanwhile, the villas is distributed within vast but upraising golf courses and its landscape is interconnected each other with dense forests, which guarantee the privacy of the villas completely.

Our course sets along with luxury clubhouse, which is mainly for Zhongshan International Golf Club members’ use, includes services such as dressing/changing, bathing/showering, lunching/dining. The nearby Sofitel Zhongshan Golf Hotel, a top hotel in Nanjing, is managed by Europe’s No.1 hotel brand, Accor Sofitel. The designing of the hotel is in accordance with the top level and top quality of the Golf Club and is identified as a high rated business, vacationing and recreational hotel.
The construction area of the hotel is about 40,000 m2 includes 138 suits of luxury guest rooms and 45m2 of standard. Each guest room, which is clearly different from other hotels’ styles in Nanjing, has its own unique feature and artistic design which are well-combined with golf club sceneries. The conference center contains one 1500m2, multi-function hall with a height of10m and many other different sizes of conference/banquet halls which capacities range from 20-200 persons. The clubhouse has various entertainment facilities, indoor swimming pools, warm spring baths, sauna massage rooms, tennis courts, gymnasiums, rackets, card/chess rooms, etc.
There are approximately more than 100 independent villas within Zhongshan International Golf Villa area. It is developed by multi-phases with Floor-area ratio of 0.13, which is quite rare in China. As for the villas’ entire layout, the villas are well intertwined with the golf course and this creates the effect that the villas are hidden among the forest woods and fairways---you could enjoy the elegant golf game from the villas while the players on the curse don’t even realize the existence of the villas. The is our over-all project designing philosophy: the harmonious beauty of the co-existing between human being and nature as well as to let the Purple Mountain scenic area’s spectacular mixed with the golf course’s undulating green oceans and yet to maintain each villa’s unique scene. Therefore, no matter where the owners are, they can always enjoy a feeling of relax and leisure beside secular affairs.
Zhongshan International Golf Club’s Villa project does is not only by the mountain side, but also has water resource nearby. The total water area of this project is more than 160,000 m2. It mainly collects underground water and friendship reservoir across from it. Each of the villa area’s 3 entrances is managed separately without disturb its owner’s rights and benefits.
We invited Asian-Pacific area’s biggest real-estate management company, Colliers International, to manage Zhongshan International Golf’s properties. Colliers International, as one of the earliest foreign property management which has business in China, is of rich high-end villa managing experiences and intended to provide humane, professionalized and individualized services of best quality to each owner. In order to meet owner’s special services requests, Colliers International provide services items as follow: 24-hour all-closed security guard force, standard cleaning service, complete and aesthetic greenery service, to maintain all facilities are in good condition, to guarantee all roads are clearly through and the safety of personnel and vehicles, to make sure the re-decoration can be performed smoothly. At the same time, Colliers International also provides considerate customer services, culture-education and business services such as first-aid competition, owners opinion collection, friendship party, entertainment games, all-day repair calling, fixing and housework. Some special-featured services will also be provided include temporary security guard services, trainings, lectures, teachings and so on.
The first phase’s Villas area range from the eastside of Huanling Road, Westside of the golf course’s No. 8 and No. 9 fairways, its Southside faces the hotel and its Northside is next to the land’s 2nd entrance. Within the first phase’s land area, it has 18 classic villas, one super luxury villa and one property managing facility. The plot area is 56438m2, totally building area is14633m2, which includes 9445.57m2 of ground area and 5188.32m2 of underground area. For single house’s design, we invited famous American company, Bassenian/Lagoni Architects, and there are 5 categories of styles, includes: American Wright style, two Spanish styles and two Italian styles. The areas range from 335m2 to 653m2,and one suite of 2600m2 mega villa. As for the height, all are two levels (exception of the super luxury villa, which is three levels) with a basement more than 3.6 meters of height.
We totally consider the main theme, which is the combination of the Golf Course landscape and the Purple Mountain sceneries. The interconnected villas are parallel with the course and sceneries and are extended twisty along the main roads of the villa area which makes the view and the front/back yards of the villa are all towarded to the course or the Purple Mountain, so the sceneries and the pravacies can be obtained at the same time maximum. In the curse, some plants and hills are kept as public greeneries within the area, which includes some parts as private gardens of luxury villas. Each villa covers area round 1500m2, and the private garden's area is doubled as the villa's building area. 20m wide hills are set between the Huanling Road side villas and city roads. These hills, which are covered by plants, block urban noises, dusts and views interferences. The heights difference between the villas' front and back yards connects the yard with the course at the same height. The best view point and the spacing layout brings advanced living philosophy and living experiences for the owners.
Each villas has its own price and each resident differs by location, sceneries and areas. The lowest price is 12,000,000 RMB for phase one.
