CI began its properties management services in China in 1989 and set up branch offices in Shanghai and Guangzhou in 1994. In all major Chinese metropolis such as Beijing, Shanghai, Suzhou, Nanjing, Tianjin, Dalian, Shenzhen, Hangzhou and Wenzhou, CI-managed properties are all presented.

CI’s Chinese operation method
CI dispatches one properties and equipment managing director in Beijing, Shanghai and Guangzhou in order to lead certain area’s work. Meanwhile, CI headquarter will be in charge of delivering the latest knowledge and technology in support of professional and skill assistance as well as arranging senior managers in China to attend training in Hong Kong and other countries along with internship practice hence to improve CI’s service standard and keep up with the most frontier services.

2、 Property Retail
  • Bund No 18: high grade café and restaurant, luxurious goods and function place , 10,055 ㎡, preliminary market evaluation, shopping mall positioning, rent planning, market planning; Sole agent for marketing and promotion.
  • Tianlin shopping Mall: shops and markets: 50,000 ㎡: , preliminary market evaluation and consumer expectation survey, business positioning and rent planning: sole agent for marketing and promotion of the project as a whole.
  • Shanghai Spring Department Store: Shopping building: sole agent for marketing and promotion.
  • Shanghai Hongkong New World Building: complex building (shopping/office ) 132,751 ㎡; Marketing agent.
3、 Business Agency Department
  • Hongqiao Shanghai City: 86,000㎡, CI general leasing agent: Occupancy rate of Block B reached 98% within 5 months and that of Block A reached over 98% with average rent increasing by 25%. Unilever(10,000㎡)、Honeywell(14,500㎡)、Hutchison Port(300㎡).
  • Haitong Security Building: 65,000㎡, average preliminary average selling price reached $2500/㎡, the highest average market price; General agent, preliminary sales rate close to 60%.
  • Hangxin building: 30,000㎡; Responsible for complete planning. Currently, complete preliminary marketing is under going.

Basic service:
Security forces: To arrange security forces on a 24-hr basis and the safety management mode of all-closed fixing and patrol security guards will be executed. Assisted with reliable surrounding ultra-red alarm system and digital recording supervising system so the basic requirements of the safety issue of the owners can be guaranteed.
Greenery and cleaning: Specialized cleaner and greenery maintenance forces will be provided in order to keep the public parts, facilities/equipments in good order so a tidy and comfortable resident living environment can be kept.

Decoration Management: Based on user manual’s certain decoration regulations: Materials/personnel entrance/exit controlling regarding owner’s decoration as well as decoration time and noise.
The managing department would stop any owner’s benefit-violating acts on all owner’s behavior and reserves the rights of violator’s compensation responsibilities.
